EXPERIENCED SENIOR PORTFOLIO MANAGER REQUIRED IN SANDOWN, CAPE TOWN

We are looking for a Sectional Title Portfolio Manager who has at least 3 years’ experience as a Portfolio Manager in Sectional Title and at least 5 years overall experience within the property industry.

Job Description Summary (Guideline only)

  • Manage a variety of schemes including sectional title residential and commercial buildings, homeowners and property owners’ associations and relating to;

  • Management of insurance cover and claims and the replacement schedule

  • Compliance and enforcement of all legislation and scheme Rules/Constitution

  • Managing, planning for, arranging, and overseeing Maintenance, obtaining, and reviewing quotations

  • Managing Service Providers, reviewing and negotiating contracts and payments of the scheme

  • Managing the scheme’s expenditure and being involved with the budget process.

  • Attending to CSOS annual returns, dispute matters, conciliation and management of adjudication and enforcement orders

  • Handling dispute resolutions and meeting owners to resolve day-to-day concerns.

  • Management, preparation, attendance, chairing, minute-taking, and drafting of all scheme meetings which occur during and after hours.

  • Draft and circulate resolutions, notices, newsletters, management agreements, forms, surveys, voting polls, welcome letters, compliance manuals, warning notices, registers etc.

  • Manage online systems.

  • Keeping control records and schedules required for all schemes.

  • Manage any scheme appointed employees and oversee payroll.

  • Conduct site inspections and draft site inspection reports.

  • Attend to daily calls, emails and messages and respond within 48 hours.

  • Attend to levy queries, send levy statements, manage levy arrears.

  • Managing Owners details and profiles

  • Inspect monthly management reports for correctness and manage client billing.

  • Manage requests for building alterations from Unit Owners

  • Liaise with councilors and service departments, (Eskom, CoCT, Deeds Office, SARS)

  • Liaise with consultants, specialists, attorneys, and professionals.

  • Manage the take on process of new schemes from start to end.

REQUIREMENTS:

Must have an understanding of the levy clearance process, have experience with CSOS, have experience with the debt collection processes, know how MAPS, budgets and financial statements are drafted, know how to read Sectional Title Plans, know how to read a basic building plan and have an understanding of all legislation in the industry (STA, STSMA, CSOS, PPRA, PAIA, POPIA and more).

Must be self-motivated, able to work alone and in a team, be driven and confident and good with people. Must be calm and able to work in a high-stress environment. Must be assertive and attention to detail. Writing skills must be of an excellent standard.

Must be skilled in Microsoft Outlook, Excel, Word and PDF. Microsoft Teams and Unibase will be a plus. Must have excellent computer and Admin skills.

You will be on call 24/7 unless on leave/have made arrangement with colleague to be on standby.

Must have own transport, minimum of a matric with no less than 5 years’ work experience in the property industry. Must be registered with the PPRA.

Job Type: Full-time

Salary: R18,000.00 - R23,000.00 per month
